The phased project is a major renovation to a historically registered 4-story, 4 apartment rowhouse near Rittenhouse Square in Philadelphia. The masonry townhome was built in 1845, with the last major renovation in 1922 (77 yrs). The current 2018 renovation (96 yrs later) will transform the first-floor unit into an EnerPHit certified Passive House, with the upper 3 units developed in the PHI Step-By-Step Program.

Basement, 1st and 2nd Floor: Gut rehab
3rd Floor: Partial rehab – Add bathroom
4th Floor: Major rehab – New kitchen, New bathroom
The project will be completed in phases
Phase 1: Underpin basement, insulated slab, perimeter drain, all new windows, new MEP, ventilation, fire sprinkler system (complete)
Phase 2: Install exterior insulation at rear, replace fire escape (pending)
Phase 3: Install renewable energy (solar panels) + grow carbon (pending)
Unit A (1st floor): Owner occupied
Unit B, C & D: Rental units
